Steps to bring Electric Vehicle Charging Stations to Residential Societies

Step 1: Creating awareness
Creating awareness amongst the residents of the society is the first step to push the society for EV adoption. Having 5-6 EVs in the society will lead to the installation of common charging points in spare and visitor parking lots that will encourage more residents to switch to EVs.

Step 2: Estimating Demand
Next step for residential societies is to evaluate and gauge the existing and potential demand for EV charging in the society which can be done through a survey.

Step 3: Planning EV Charger
Residential societies should then choose the type of charger required based on estimated demand, overall budget and sanctioned electricity load. In the beginning, when demand for EV charging is low, residential societies can choose AC chargers that are more affordable, require less space and less electricity load.

Step 4: Creating Infrastructural Plans – Electrical and Safety
The electrical planning should be done in consultation with the DISCOMs and Charge Point Operators (CPO). Safety, however, is the responsibility of the CPO and residential societies should ensure that the safety measures are adhered to during installation, operation and maintenance of the chargers.

Step 5: Space Planning and Charger Deployment
Next step for the residential societies is to allocate a space for EV chargers. Based on the demand estimation and type of chargers required, residential societies could consider spare parking areas, visitor parking areas or any other common facility within the society.

Step 6: Charger Usage Guideline and Maintenance
Once the chargers have been installed, residential societies need to ensure that proper policies and procedures are in place to ensure optimal usage of the chargers which would include – demarcation of EV parking, access planning, charging etiquette, moving of charged vehicles and payment procedures for using the EV charger. It is also the responsibility of the society to ensure regular maintenance of the EV chargers.

Property Tax Rebates for Home Charging

Eligible for 2% property tax rebate if you install an EVCI for your own and allow public use of the charging facility, provided it does not obstruct traffic
Housing societies are eligible for a maximum of 5% property tax rebate if they install EVCI for their members
Housing societies installing commercial EVCI will be charged residential tariff rates and not commercial, provided the place of charging is in an empty space and not in an emergency location or obstructs traffic.
